Credit Score Myths, Answered One at a Time

September 16, 2026•4 min read

You don't need a perfect credit score to buy a home. Depending on loan type, first-time buyers across Florida can often qualify with scores well below what most people assume. The myths around this topic keep more buyers on the sidelines than the actual requirements do.

Credit score is one of the biggest reasons first-time buyers talk themselves out of even starting the conversation. Most of what people believe about "the number you need" isn't accurate. Here are the myths worth clearing up, one at a time.

Myth: "You need at least a 750 to qualify"

Reality: many loan programs qualify buyers well below that. FHA loans, for example, can work with credit scores as low as 580 for the standard 3.5% down payment option, and HUD guidelines technically allow scores down to 500 with a larger down payment.¹ This holds true whether you're buying in Cape Coral, Fort Myers, or up in Orlando. Down payment assistance programs often have their own, sometimes more flexible, credit guidelines too. The number that actually applies to you depends on the loan program, not a single industry-wide cutoff. (For a look at what those down payment assistance options actually are, stay tuned for my upcoming post on Florida's DPA programs available right now.)

Myth: "Checking my own credit will hurt my score"

Reality: checking your own credit report is a "soft" inquiry and does not affect your score. What can affect it is applying for new credit accounts, like a car loan or a new credit card, while you're preparing to buy. That's the one to actually watch for.²

Myth: "I have to pay off every collection before I can qualify"

Reality: not always, and not necessarily in the way people assume. Depending on the loan program and the type of collection, some accounts don't need to be paid off before closing. Paying off the wrong ones first can sometimes do more harm than good to your score in the short term. This is exactly the kind of thing worth a real conversation instead of guessing.

Myth: "A few late payments years ago means I'm out of the running"

Reality: older, isolated late payments carry far less weight than people expect, especially compared to current credit utilization and payment history. Lenders are looking at the overall picture, not disqualifying based on a single mistake from years back.

Myth: "If my score isn't where I want it, I should just wait and figure it out myself"

Reality: this is the myth that costs buyers the most time. A DIY approach to credit improvement can take months of guessing (paying down the wrong balance, closing the wrong account) when a real analysis can show exactly what would move the needle fastest for your specific credit profile. That's not something a generic online credit score simulator can tell you. It takes an actual look at your full report against the loan programs you're trying to qualify for.

The real starting point

Instead of guessing at a number, the more useful first step is finding out where you actually stand against the programs you're likely to use. Angela runs a full credit analysis live on your consultation call, not a generic report, but a real read on your specific situation, plus what (if anything) would help before you apply, whether you're in Punta Gorda, Lehigh Acres, or anywhere else in the state. It's the same reason a real pre-approval matters more than a rough estimate.

FAQ

What credit score do I need to buy a house in Florida? It depends on the loan program. FHA loans can qualify buyers with scores as low as 580 for the standard 3.5% down payment (with HUD's absolute minimum going down to 500 at a higher down payment), and many down payment assistance programs have their own flexible guidelines.¹ There's no single number that applies to every buyer, so it's worth getting a specific answer for your situation rather than relying on a general rule of thumb.

Does checking my own credit score lower it? No. Checking your own credit is a soft inquiry and does not affect your score. Applying for new credit accounts can, so it's best to avoid opening new credit while preparing to buy.

Do I have to pay off all collections before I can get a mortgage? Not always. It depends on the loan program and the type of account. In some cases, paying off certain accounts can even work against your score short-term. This is worth reviewing with a loan officer rather than assuming.
